Most contracts with carriers or tower companies will include a cancellation clause. This clause can be found in the original agreement or an amendment added by the site manager. This allows the carrier to decommission or cancel their contract with you, the site owner, leaving the tower or roof top to be decommissioned and worthless. Once you receive the lump sum payment, your risk will be mitigated to the PE buyer and its portfolio of thousands of sites. They will not be able to touch a payment even if a carrier leaves or the site is decommissioned.
